Virtual tours are as important as home photos for marketing your property online. They give home buyers an interactive view of your home that photos never could. Though they are common in other markets, few agents use virtual tours in Kansas City. This is a great opportunity to make your home stand out from the crowd.

A virtual tour is like a virtual open house. It gives buyers an opportunity to interactively look at your home from the comfort of their home. Having a virtual tour isn’t just convenient for buyers, it also helps you make more money. A national analysis showed that homes with a virtual tour sell for 4-8% higher than homes without a virtual tour [1]. Virtual tours are also viewed as a necessity by younger generations and have surged in popularity since COVID [2].

Buyers are increasingly finding their home online, in 2020 51% of home buyers found their new home online [5]. Social media advertising gives your listing an advantage by taking it directly to consumers. Proactively showing homebuyer’s your home will attract more attention. Combined with virtual tours, social media advertising is the most effective form of real estate advertising today.

Private Office Exclusive

Private office exclusive listings are an alternative to the standard listing agreement. Normally, we want to tell the world that your home is for sale, but that does not suit everyone. With a private office exclusive your property will be quietly for sale. Your home will not be placed in the MLS, there will be no marketing, and there won’t be a yard sign or any other indication that your home is for sale. Only agents at Keller Williams Realty Partners and myself will know that your home is for sale.

A private office exclusive listing is ideal if you want more control over the sale of your home and you care about the terms of sale more than maximizing the sales price. If your needs change, your home can be listed on the MLS and advertised as normal.
