I also guide you through the process of making an offer, getting a mortgage, inspections, and everything else. Part of being a guide means presenting the path you can take, while leaving the final decision to you.

Preparing to Find Your Dream Home

The first and most important step is defining your needs, wants, and requirements. The biggest regret new homeowners have is buying the wrong home. Whether it doesn’t have the space they need, is too far from work, or has a layout that doesn’t fit their lifestyle. The first thing we will do is go through my questionnaire that helps you define the home that best serves you.

In addition to defining your needs, I also assist you with finding a lender. Having a mortgage preapproval letter from a lender is an unofficial requirement in this market (unless you are paying in cash). Lastly, I ensure you understand the costs associated with purchasing real estate.

Home Search

Using your desires, I will search for homes that meet your requirements. Because we have defined your needs, we will need to visit fewer properties to find one you love. Fewer passes, more yeses!

Besides being a real estate agent, I am also a civil engineer specializing in structural design. When we tour a home, I am also conducting a visual inspection of the property. I can spot problems that other real estate agents would not. I can save you the trouble of making an offer on a home only to have the deal fall through when the home inspection finds significant issues that could easily be seen.

Once you have found a home you plan to make an offer on, I will perform a market analysis on the property to see what nearby homes are selling for. I will also contact the listing agent to see if there are any terms that the seller would prefer, such as closing date. The goal is to make a offer that works for you and the sellers (hopefully!).

Contract to Close

Getting your offer accepted is the largest battle when buying a home, but there is still more to do. Next you must pay escrow, perform inspections, conduct an appraisal, and secure a mortgage. This is where having a system comes in! My system ensure you always know what comes next and when it must be completed.

I track the entire process to make sure nothing is missed. Additionally, I will provide you with options for home inspectors, and appraisers if you are paying with cash (lenders use their own appraisers). I will schedule the inspection and appraisal once you determine whose service you would like to use.

Find Your Dream Home

I will send you listings from the multiple listing service (MLS). The MLS is a database of all properties being publicly sold by a Realtor®. The MLS listings I send you will be based on your questionnaire answers. The MLS contains significantly more information about each property than you are used to seeing on online listing websites. The MLS contains property descriptions, very detailed property information, interior and exterior features, utility information, tax details, and much more! This information might seem overwhelming at first, but as a great Realtor® I help you determine the factors that matter most to you.
